Real Estate Case Studies - How I helped Claremont and Upland Buyers and Sellers

Case Study: Selling a Challenging Claremont Home in a Shifting Market

Location: Claremont, CA
Date: August 2026
Client: Seller
Property Type: Single-Family Home
Time on Market: 134 Days
Result: Successfully Sold

The Situation

This Claremont home had a lot of great features, but it also presented several challenges that affected how buyers viewed the property. Some improvements and additions had been completed without permits, and portions of the home did not match what many of the buyers in the market were looking for.

The kitchen and garage were the two biggest obstacles. Although the home offered features that made it attractive, feedback from showings consistently showed that buyers were having difficulty looking past these areas.

The situation became even more challenging because the real estate market was shifting. Mortgage rates increased, buyer activity changed, and the home ultimately spent 134 days on the market.

Adding to the pressure, the sellers were already under contract to purchase another home. As the weeks passed, they understandably became increasingly anxious to get their Claremont property sold.

The Challenge

The goal wasn't simply to generate more showings. We needed to continually evaluate why buyers were looking at the home but not moving forward and determine what we could change to improve our chances of finding the right buyer.

The property couldn't be changed every time we received negative feedback, so the marketing and negotiation strategy needed to adapt instead.

My Strategy

Rather than continuing with the same approach and hoping for a different result, I adjusted our strategy several times throughout the listing.

We brought in new photography, changed how the property was marketed, held numerous open houses, monitored buyer and agent feedback, and continued evaluating how the home was positioned against competing properties in Claremont.

We also worked through several contract negotiations. Each one provided additional information about what buyers were willing to pay and which property issues were most important to them.

Throughout the process, I kept the sellers informed about what we were seeing from buyers and how changing market conditions—including higher mortgage rates—were affecting the sale.

The Result

After 134 days on the market, we found a solid buyer who recognized the home's positive features and was comfortable with the property's challenges.

We successfully negotiated the transaction and the buyer completed the purchase, allowing the sellers to move forward with their next home.

What This Sale Demonstrated

Not every home sells quickly, even in a desirable community like Claremont.

When a property has unique challenges and the market is changing at the same time, simply putting it on the MLS and waiting isn't always enough. Sometimes successfully selling a home requires changing the marketing, listening carefully to buyer feedback, adjusting strategy, working through unsuccessful negotiations, and staying engaged until the right buyer is found.

This was one of those sales.

Case Study: Helping a Buyer Relocate from Milwaukee to Claremont

Location: Claremont, CA
Date: September 2026
Client: Buyer
Transaction Type: Relocation
Result: Successfully Purchased and Closed On Time

The Situation

I was referred to a buyer by a past client who was planning a move from Milwaukee, Wisconsin to Claremont, California to be closer to family.

Because he was relocating from out of state, much of the home-buying process needed to be handled remotely. His initial goal was to find an older Claremont home with architectural character and good potential—something he could improve and make his own over time.

The Challenge

We identified and made offers on a couple of homes that fit his original criteria, but in a competitive market, we were outbid.

Rather than continuing to pursue the same type of property, we took another look at his priorities and the actual cost of purchasing and renovating an older home.

As we compared renovation costs with the price of homes that had already been remodeled, it became clear that a move-in-ready home could provide better value and be a better fit for his relocation.

There was another challenge: he wasn't in Claremont for much of the search.

My Strategy

We expanded the search to include updated and move-in-ready homes while still focusing on the characteristics, location, and lifestyle he wanted.

Since he was in Wisconsin, I toured several properties on his behalf and conducted video walkthroughs, allowing him to evaluate homes remotely rather than missing opportunities while waiting until he could travel to California.

Eventually, we found a home that checked the right boxes. We put together an offer, negotiated with the seller, and his offer was accepted.

Inspection & Negotiation

Getting the offer accepted wasn't the end of the process.

During our inspections, we discovered a couple of health and safety issues that needed to be addressed before my buyer was comfortable proceeding with the purchase.

We worked through the inspection findings, determined which items were most important, and negotiated with the seller to have the necessary issues corrected.

The seller agreed, allowing us to keep the transaction moving forward without compromising the buyer's concerns.

The Result

We successfully closed on time, and my client completed his relocation from Milwaukee to Claremont to be closer to his family.

The home he ultimately purchased was different from what he originally thought he would buy—but after comparing the cost, time, and uncertainty of renovating an older property with purchasing an already updated home, it proved to be the right fit for his situation.

What This Purchase Demonstrated

A home search doesn't always end with the type of property a buyer originally envisioned.

For a relocation buyer in particular, it's important to remain flexible as new information becomes available. In this case, we adjusted the search after evaluating renovation costs, used video walkthroughs to overcome the challenges of an out-of-state home search, and addressed important inspection issues through negotiation.

Sometimes finding the right home means changing the strategy without losing sight of why you're moving in the first place.

Case Study: Helping an Out-of-State Seller Prepare and Sell a Longtime Family Home

Location: Claremont, CA
Date: March 2024
Client: Seller
Transaction Type: Out-of-State Seller / Former Rental Property
Result: Full-Price Offer & Closed On Time

The Situation

I was referred by a past client to a seller living in Florida who needed help selling her parents' longtime California home. The property had been used as a rental and needed significant updating before going on the market.

Being several states away made the process more complicated. The seller needed someone locally who could not only handle the real estate transaction, but also help coordinate the work necessary to get the property ready for sale.

The Challenge

The home needed updating throughout. This included everything from flooring and interior finishes to appliances and the HVAC system.

An important part of the strategy was determining which improvements made sense before selling and where the seller's money would be best spent. We wanted to improve the home's marketability without unnecessarily over-improving the property or exceeding the seller's budget.

Because the seller lived in Florida, coordinating the preparation of the home locally was also an important part of my role.

My Strategy

I helped the seller identify the improvements that would have the greatest impact on presenting the home to buyers and provided resources to help price and complete the work while staying within budget.

From there, I coordinated the work locally and helped oversee the process through completion, keeping the seller informed while she remained in Florida.

Once the improvements were finished, we professionally staged the home and prepared it for the market.

The goal was to transform a dated former rental into a home that buyers could walk into and immediately see themselves living in.

Going on the Market

Once listed, we monitored the home's activity and buyer response closely.

After a small price adjustment, we found the right buyer. After 26 days on the market, the seller accepted a full-price offer based on the home's adjusted asking price.

Managing the Transaction

We encountered some challenges during escrow, including communication gaps with the buyer's agent that could have affected the transaction if they weren't addressed.

I stayed involved, worked through the communication issues, and kept the transaction moving so that the contractual deadlines were met.

Ultimately, we closed on time and within the agreed-upon contract timelines.

The Result

The seller was able to prepare and sell her family's longtime property while living approximately 2,500 miles away in Florida.

Instead of having to personally coordinate contractors, improvements, staging, marketing, negotiations, and the escrow process from across the country, she had someone local managing the different pieces of the sale and keeping her informed along the way.

For me, this sale was especially rewarding. Helping a family transition out of a longtime property while earning their trust to manage the process from so far away made this transaction feel like a real accomplishment.

What This Sale Demonstrated

Selling a home from another state can involve much more than choosing a real estate agent and putting the property on the market.

When a property needs significant preparation, an out-of-state seller may also need help determining what to improve, how much to spend, who to contact, how to coordinate the work, how to prepare the home for buyers, and how to manage the transaction once an offer is accepted.

In this case, thoughtful preparation, staging, a strategic price adjustment, and hands-on transaction management helped turn a dated rental property into a successful sale and allowed the seller to manage the entire process from Florida.
